6-4-2: APPROVAL OF FINAL PLAT:
   A.   Filing:
      1.   After approval of the preliminary plat by the village board and the fulfillment of the requirements of these regulations and other applicable requirements of this code, the original of the proposed final plat of subdivision and twenty five (25) copies thereof shall be submitted for approval.
      2.   Action must be taken by the village board within sixty (60) days after the final plat has been submitted for approval.
      3.   Upon approval of the village board, the subdivider shall record the final plat with the county recorder within six (6) months. If not recorded within six (6) months, the approval shall be null and void.
      4.   A copy of the approved preliminary plan signed by the village president and the village clerk shall be retained in the village administrator's office. One copy of the final plat, signed by the village president and village clerk, shall be delivered to the subdivider to proceed with the preparation of the final plat and plans and specifications for the improvements required in this title.
   B.   Contents: The final plat and accompanying documents shall contain the following:
      1.   Name of subdivision.
      2.   Location by township, section, and range, or by other legal description.
      3.   Names of owners and certification by a licensed surveyor.
      4.   Scale of one inch to one hundred feet (1" = 100') (shown graphically).
      5.   Date.
      6.   North point.
      7.   Boundary of plat, based on an accurate traverse with angles and lineal dimensions.
      8.   Exact location, width and name of all streets within and adjoining the plat and the exact location and widths of any walkways. Streets that are obviously in alignment with others already existing and named shall bear the names of the existing streets. All street names shall have the final approval of the village board.
      9.   Before any final plat of subdivision shall be approved and recorded, the subdivider shall furnish profiles of all streets and alleys in the proposed subdivision drawn to a horizontal scale of fifty feet to one inch (50' = 1") and vertical scale of five feet to one inch (5' = 1").
      10.   True angles and distances to the nearest established street lines or official monuments (which shall be accurately described in the plat), but in no event shall less than three (3) such monuments be shown.
      11.   Municipal township, county and section lines accurately tied to the lines of the subdivision by distances and angles.
      12.   Radii, internal angles, points and curvatures, tangent bearings and lengths of all arcs.
      13.   All easements provided for drainage, access, utilities and cable television service.
      14.   All lot numbers and lines with accurate dimensions in feet and hundredths.
      15.   All lot corners and corners of the subdivision shall be marked by a galvanized or wrought iron pipe at least twenty four inches long and one-half inch in diameter (24" x 1/2"). Pipes are to be driven into the ground so that the tops are flush with the finished grade.
      16.   Accurate outlines and legal descriptions of any areas to be dedicated or reserved for public use, with the purposes indicated thereon, and of any area to be reserved by deed restriction for the common use of all property owners.
      17.   Building setback lines accurately shown with dimensions.
      18.   Protective covenants and restrictions which meet with the approval of the village president and board of trustees shall be lettered on the final plat or incorporated therein by reference.
      19.   Certification by a registered land surveyor to the effect that the plat represents a survey made by him and that monuments and markers shown thereon exist as located and that all dimensional and geodetic details are correct.
      20.   Notarized certification by owner or owners, and by mortgage holders, if any, of the adoption of the plat and the dedication of streets and other public areas.
      21.   Certifications showing that all taxes and special assessments due on the property to be subdivided have been paid in full.
      22.   Form for the approval of the village president and attestation by the village clerk with space for signatures.
      23.   Approval by signatures of such other appropriate village, county, and state officials as required by law.
      24.   Approval by signature of the plan commission chairman and secretary, provided, however, that such approval of the final plat shall not be deemed to constitute or effect an acceptance by the public of the dedication of any street or other proposed public way or space shown on the plat.
      25.   Bench marks of elevations as required by the village engineer.
      26.   Flood protection elevations as required by title 7 of this code. (Ord. 2003-766, 11-11-2003)
