6-3-2: LOT DESIGN AND STANDARDS:
   A.   Compliance With Zoning Title: Lots proposed for residential use shall be designed and platted in accordance with all requirements of the Zoning Title of this Village except to the extent that the standards of this Chapter are more restrictive.
   B.   Standards to be Observed:
      1.   All side lines shall be at right angles to the straight street lines, or radial to curved street lines.
      2.   The minimum area and width of residential lots at the building line shall be as follows:
         a.   All lots for which a preliminary plat has not been approved prior to December 13, 1994 shall contain an area of not less than forty three thousand five hundred sixty (43,560) square feet and shall have a minimum width of one hundred forty feet (140').
         b.   All lots containing an area of two (2) acres or more, but less than three (3) acres shall have a minimum width of two hundred feet (200').
         c.   All lots containing an area of three (3) acres or more, but less than five (5) acres shall have a minimum width of two hundred fifty feet (250').
         d.   All lots containing an area of five (5) acres or more shall have a minimum width of three hundred feet (300').
      3.   Where said lots front upon a cul-de-sac, or curved road or street having a radius of two hundred feet (200') or less, the minimum width as given in subsection B2 above may be measured at the building line. The width at the street right of way shall not be less than one-third (1/3) of the required minimum width as given in subsection B2 above.
      4.   In every case there shall be a building site on each and every lot complying with all applicable provisions of this Code and the Village Zoning Title.
      5.   All lots shall have a width and depth entirely adequate to provide such yards and setbacks as required by the Zoning Title.
      6.   Every lot shall abut on or have adequate access to a street or road which has been dedicated to public use or which has acquired that status through long usage as a public thoroughfare. In exceptional circumstances the Plan Commission may approve not more than two (2) lots on a private right of way, provided proper showing is made that such access is adequate and not detrimental to future planning of adjacent land. This applies only to single- family residential lots.
      7.   Through lots shall not be permitted. This does not apply in the case of lots which back to a primary street.
   C.   Building Lines: Building lines in compliance with the Zoning Title shall be shown on all plats of subdivision within the jurisdiction of this Village. (Ord. 94-537, 12-13-94)
