(A) Lot dimensions; area and setbacks. Lot dimensions, area, and set backs shall comply with the requirements of the zoning code of the village, as amended from time to time, for the zoning district in which the property is situated. Lots shall not block any street extensions which have been set forth on the official (street) map of the village.
(B) Lot abutment.
(1) Every lot of a subdivision shall abut on a publicly-dedicated street or a private street, provided, however, that the Planning Commission may approve a subdivision, the lots of which do not abut on a publicly-dedicated street or a private street ("rear lots") if:
(a) The rear lot or lots abut on a lot, which in turn abuts on:
1. An existing public street; or
2. A private street which complies with § 154.097 (B) and (E), or an existing private street which is determined by the Planning Commission to be of such construction and width and has such other characteristics as satisfy the purposes of this section;
(b) The rear lot or lots are served by an unobstructed easement not less than 40 feet in width which connects such rear lot or lots with the existing public or private street described in division (B)(1) above; and
(c) The rear lots permit more efficient lotting and avoid the construction of a street in an environmentally sensitive area.
(2) Rear lots shall not be approved if the Planning Commission shall determine that their primary purpose is to avoid the construction of a public street, that such lots would create a safety hazard, or that such lots would be inconsistent with the village's adopted land use objectives and policies.
(C) Double-frontage lots. Double-frontage lots and reversed-frontage lots are not permitted, except in such instances where such a lot arrangement will avoid the construction of lots that face on principal or secondary streets.
(D) Side lot lines. Side lot lines shall be approximately at right angles or radial to the right-of-way line of the street on which the lot faces.
(E) Corner lots. In order to permit conformance with the front yard depth on the side street required by the zoning ordinance, a corner lot shall be platted 50 feet wider than the minimum frontage required for interior lots by the applicable zoning district.
(F) Remnant parcels. No remnants of property shall be left which do not conform to all lot requirements, unless such remnant parcels are accepted by the village for public purposes.
