1309.06 BUILDING PERMITS.

   (a)    No building permit shall be issued unless plans therefor have been approved by the Architectural Board of Review. However, the Building Commissioner may issue residential building permits for detached garages of no more than 576 square feet, decks which will be located in the rear or side yards, and storage sheds which will be located in the rear yard and which are no more than 145 square feet, if the plans satisfy the requirements of this Code and the Building Commissioner determines that review by the Board is not necessary.

   (b)    No plans for the addition of the building wing, front or extension of an existing residence building shall be approved when such addition, front or extension is designed or intended to be used for commercial or industrial purposes, and no building permit shall be issued for such addition, extension or front to an existing residence building.
