   1105.01 DISTRICTS.
   For the purpose of the Zoning Ordinance, the following classification of districts is hereby established in the Village:

   1105.02 REGULATIONS.
   The off-street parking and loading requirements, landscaping requirements, sign regulations, environmental performance regulations, provisions for non-conforming uses, and all other regulations set forth or referred to in this Zoning Ordinance are hereby established. Buildings and land shall be used, the use of buildings and land shall be changed or extended, buildings shall be designed and erected, and existing buildings or uses shall be altered, converted, enlarged, reconstructed or moved only in conformance with these regulations.
   The classification of districts set forth in Section 1105.01 shall not be construed as an enumeration of most restrictive to least restrictive districts except for those purposes specifically set forth in this Zoning Ordinance; neither shall it be construed that a use permitted in a certain district shall be permitted by right in a district which is enumerated subsequently, unless such use is specifically permitted in such subsequent district.
   The principal building and use set forth as permitted in the various districts shall be the only principal building and use permitted therein by right. The buildings and uses shall be permitted and incidental to and located on the same zoning lot as the main building or use.
   1105.03 OFFICIAL ZONING MAP.
   The districts established in Section 1105.01 of this Ordinance as shown on the Official Zoning Map which, together with all explanatory matter thereon, are hereby adopted as part of this Ordinance.
   1105.04 IDENTIFICATION OF THE OFFICIAL ZONING MAP.
   The Official Zoning Map shall be identified by the signature of the Mayor, as attested by the Clerk of Council, and bearing the official seal. The map shall be maintained by the Zoning Administrator, and shall remain on file in the office of the Clerk of Council. The Official Zoning Map shall control whenever there is an apparent conflict between the district boundaries as shown on the Map and the description(s) as found in the text of this Ordinance or any other ordinance. The Official Zoning Map shall be a reproducible document, and copies shall be made available to the public upon request and upon payment of a fee as established by ordinance. The Official Zoning Map shall be re-certified each time the map is changed by action of the Planning Commission or Village Council or every ten (10) years coinciding with the year of the U. S. Census.

   1105.05 INTERPRETATION OF DISTRICT BOUNDARIES.
   Where uncertainty exists with respect to the boundaries of any of the zoning districts as shown on the Official Zoning Map, the following shall apply;
   (a)   Where district boundaries are indicated as approximately following the center lines of streets or street lines, such center lines or street lines shall be construed to be such boundaries;
   (b)   Where district boundaries are so indicated that they approximately follow the lot lines, such lot lines shall be construed to be such boundaries;
   (c)   Where district boundaries are so indicated that they approximately parallel the center lines of street lines of streets, such district boundaries shall be construed as being parallel thereto and at such distance therefrom as indicated on the Official Zoning Map. If no distance is given, such dimensions shall be determined by the use of the scale shown on the Official Zoning Map;
   (d)   Where the boundary of a district follows a railroad line, such boundary shall be deemed to be located in the middle of the main tracks of said railroad line;
   (e)   Where the boundary of a district follows a stream, lake, or other body of water, said boundary line shall be deemed to be at the limit of the jurisdiction of the Village unless otherwise indicated;
   (f)   Where district boundaries are so indicated that they follow or approximately follow the limits of any municipal corporation, such boundaries shall be construed as following such limits.
      All questions and disputes concerning the exact location of zoning district boundaries shall be resolved by the Board of Zoning Appeals.
