(A) All lots in the Hickory Hill Subdivision shall be used for residence purposes only.
(B) No building shall be erected, altered, placed, or permitted to remain on any lot other than one detached single-family dwelling not to exceed two stories in height and a private garage for not over two cars.

(A) The ground floor area of a one-story house shall have a minimum of 1,500 square feet; a tri-level: 1,300 square feet; a one and one-half story: 1,300 square feet; on first floor of a two-story house: a ground floor area of at least 1,000 square feet.
(B) Open porches and attached garages are not to be included in computing the floor area.

No building shall be erected, placed, or altered on any lot until the construction plans, and a plan showing the location of the structure, the type of exterior material, and the driveway culvert or apron, shall have been approved before construction is begun by the city’s Building Committee. Said Committee to consist of three members elected annually.

Lawn grades and house elevations and location of house and garage are to be approved in the same manner as the plans and specifications under § 150.03 above. Building setback lines on the recorded plats shall be observed as a minimum.

(A) No fence may be built on any lot over six feet in height nor closer to the front line of the lot than the front line of the house. Fences are to be of chain link, boards, brick, or pickets of a uniform neat construction.
(B) Spacing of said materials will be uniform, and fences will be properly maintained. Fences are to be approved prior to installation by the Building Committee.

No noxious or offensive activity shall be carried on upon any lot above described or anything be done thereon which would become an annoyance or nuisance to the neighborhood.
