§ 153.1369 MIXED-USE BUILDINGS AND LIVE-WORK UNITS.
   (A)   Purpose and findings. This section establishes standards including, but not limited to, special height and intensity for innovative, mixed-use developments and provides flexible parking standards to recognize internal vehicular trip capture from mixed uses. This section clarifies the applicable use, parking and open space standards established by the UDC and applies to mixed-use buildings.

   (B)   Location of uses and density. Mixed-use buildings or live-work units (see Figure 153.1369(A) above) are subject to the criteria described in Table 153.1369(A) below.
   (C)   Mix of uses. The mix of uses and density of mixed-use buildings or live-work units shall not exceed that which is described in Table 153.1369(B) below at locations where the building is listed as a permitted use in the applicable zoning district.
   (D)   Parking. In order to encourage mixed-use buildings, and to protect the character of residential neighborhoods, the standards as defined in subsections (D)(1) through (D)(3) below apply to parking for mixed-use buildings.
      (1)   Number of spaces.
         (a)   The number of parking spaces to which mixed-use buildings are subject is described in Table 153.1369(C) below.
         (b)   Where indicated by Column (D) of Table 153.1369(C) below, the applicant may reduce the minimum parking spaces required by Column (D) of Table 153.1369(C) below by using the shared parking formula established in § 153.1297 of this chapter.
      (2)   Location of spaces. Parking spaces shall be located to the rear of the principal building or in a midblock location.
      (3)   Adaptive reuse. The standards established in §§ 153.1295 through 153.1301 of this chapter for maximum parking ratios and location of parking do not apply to existing parking areas for mixed-use buildings that are established in an existing commercial building.
