§ 15.15.240  B-3 COMMERCIAL DISTRICT.
   The B-3 Commercial District classification is established to accommodate a wide range of specialized commercial uses which are not otherwise compatible with those uses set forth in either the B-1 Business District or B-2 Commercial District.
   (A)   Permitted uses.
      (1)   Uses permitted in the B-2 Commercial District; and
      (2)   Accessory uses customarily incidental to the above permitted uses including, but not limited to, off-street parking, off-street loading and signs as herein regulated.
   (B)   Conditional permitted uses.
      (1)   Tattoo, body art or body piercing establishments;
      (2)   Palm reading, fortune telling, tarot card interpretation, psychic services or other similar uses;
      (3)   Establishments that offer any adult use as defined herein or adult entertainment products or which the principal purpose is the sale of pornographic materials or adult massage parlors, excluding chiropractic or naphropathic services, on the condition that said adult use is not located within 1,000 feet of the following uses:
         (a)   Religious institutions or religious uses;
         (b)   Public or private educational facility or schools;
         (c)   Public parks and playground areas;
         (d)   Residentially-zoned property;
         (e)   Day care center; or
         (f)   A community center or recreation facility which holds youth activities.
      (4)   Planned unit developments; and
      (5)   Accessory uses customarily incidental to the above conditional permitted uses including, but not limited to, off-street parking, off-street loading and signs as regulated herein.
   (C)   Lot area and lot width. Except as may herein otherwise be required for a specific permitted or conditional permitted use, not less than 43,560 square feet in area and 150 feet in width.
   (D)   Yards.
      (1)   Front yard.  Not less than 40 feet.
      (2)   Side yard.  Two side yards, neither of which shall be less than 20 feet in width, except that a side yard adjoining the street shall be not less than 40 feet in depth.
      (3)   Rear yard.  Not less than 40 feet.
   (E)   Height.  No building or structure shall be erected or structurally altered to exceed a height of two stories nor shall it exceed 40 feet in height except as provided in §§ 15.15.020 through 15.15.085.
   (F)   Floor area ratio.  Not to exceed one to zero.
   (G)   Awnings, marquees and signs.  As in the B1 District, except: Ground signs shall be permitted as accessory to any use allowed in this district, provided the sign shall not extend into a street right-of-way and it shall be located not less than 15 feet from any lot line.
   (H)   Off-street parking and off-street loading.  In accordance with regulations herein set forth in §§ 15.15.295 and 15.15.300.
