1175.04 DEVELOPMENT STANDARDS.
   The following development standards are required for arranging and developing land and buildings in the R-4 Multiple-Family Residential District.
   (a)   Minimum Yard and Lot Requirements:
      (1)   Minimum lot area: Ten thousand square feet (10,000 s.f.).
      (2)   Minimum lot area per dwelling unit: Per review/approval of Planning Commission.
      (3)   Minimum lot width: One hundred feet (100').
      (4)   Minimum front or street side yard depth: Twenty-five feet (25').
      (5)   Minimum side yard: Fifteen feet (15') from all property lines.
      (6)   Minimum distance between buildings: For two (2) or more buildings on a single lot, the distance between exterior walls shall be fifteen feet (15').
      (7)   Maximum lot coverage: For structures and pavement, lot coverage shall not exceed seventy-five percent (75%).
      (8)   Minimum rear yard depth: Forty feet (40').
   (b)   Accessory Buildings. The minimum side yard for all accessory buildings within the R-4 Multiple-Family Residential District shall be three feet (3') with a six foot (6') minimum setback from the rear property line.
   (c)   Building Height Regulations. No principal structure shall exceed three (3) stories or forty-five feet (45') in height above ground level and no accessory structure shall exceed one (1) story or fifteen feet (15') in height, except as provided in Section 1181.10.
   (d)   Site Development Requirements.
      (1)   Applicable sections of the sign, parking, and subdivision regulations must be met for all permitted and conditional uses.
      (2)   A forty foot (40') minimum building setback shall be required on all arterial streets.
      (3)   For driveways within one (1) lot, the minimum distance between curb cuts along publicly dedicated streets shall be one hundred twenty feet (120'). A minimum number of driveways along the lot width and joint driveways between adjacent buildings are encouraged where possible.
      (4)   The site shall be designed to minimize conflict points between pedestrian and vehicular movement.
      (5)   Outdoor trash containers shall be located and screened to conceal them from view.
      (6)   Private pools are permitted in the R-4 Multiple-Family Residential District, Subject to Section 1181.03, Private Swimming Pools.
