§ 152.043 INFORMATION REQUIRED FOR MINOR SUBDIVISION.
   (A)   Number of copies required at the time of application. The developer shall submit 5 large scale copies and 2 reduced scale (11" x 17") copies of the required information to the Community Development Department. Additional copies may be required as determined by staff.
   (B)   Required information.
      (1)   The following information shall be submitted along with a city land use application for minor subdivision: A current certificate of survey prepared by a registered land surveyor which includes:
         (a)   Scale not more than 1 inch equals 100 feet;
         (b)   North point indication;
         (c)   Original and proposed lot boundaries;
         (d)   Existing and resulting parcel legal descriptions;
         (e)   The location of existing structures on the site;
         (f)   Existing and proposed driveway locations;
         (g)   Existing easement locations;
         (h)   Environmental constraints of the site;
         (i)   Existing parks, streets and utility easements;
         (j)   Delineated wetlands and waterbodies, drainage flows and drainage improvements; and
         (k)   Individual sewer treatment systems and/or well locations.
      (2)   A soil test demonstrating the suitability for an on-site septic system if public sewer is not immediately available.
      (3)   A soil test report showing structural bearing capacity at the soils.
      (4)   A title search showing the ownership of the property and any existing deed restrictions.
      (5)   Additional information as outlined in § 152.72 if deemed necessary and required by the city.
      (6)   Statement of proposed use of the property.
   (B)   Staking. The existing and proposed lot corners shall be staked at the site in a manner that they are visible from the road for review by the city and shall be maintained throughout the application process.
   (C)   City standards. The minor subdivision shall conform to all city standards. The city may, at its sole discretion, waive some of the requirements of the city standards.
