§ 154.139 N-B NEIGHBORHOOD BUSINESS DISTRICT.
   (A)   The regulations of this district are intended to provide for the retailing of goods and services for convenience to the nearby residential neighborhoods in a way as to protect abutting areas from blighting influences.
   (B)   The following uses shall be permitted by right:
      (1)   Bakeries, where the products are sold exclusively at retail on the premises;
      (2)   Barber and beauty shops;
      (3)   Bicycle sales and repair shops;
      (4)   Churches and their customary related uses, meeting the requirements of the zoning chapter with regard to this district;
      (5)   Floral and gift shops;
      (6)   Food stores, retail only, but excluding the killing and dressing of any flesh or fowl;
      (7)   Funeral homes or mortuaries;
      (8)   Jewelry repair shops;
      (9)   Launderettes and laundromats;
      (10)   Locksmiths and gunsmiths;
      (11)   Radio and television repair shops, electric shops;
      (12)   Medical and dental clinics and laboratories;
      (13)   Offices, business, professional and public;
      (14)   Restaurants, but not including drive-in restaurants;
      (15)   Retail establishments such as clothing, fabric, shoe, variety, notion, drug, hardware, paint, antique, art, book and stationary stores, magazine, candy, tobacco, pet and hobby and craft stores, other retail outlets are subject to review by the Planning Board and Town Board;
      (16)   Residences, single-family and 2-family dwellings, subject to the area and yard requirements of the nearest residential district;
      (17)   Service station, but not including major repair work, provided that gasoline pumps shall be located at least 12 feet behind the right-of-way line; provided further, that on all sides where stations abut residential districts, a 6 foot high fence and suitable landscaping shall be provided;
      (18)   Shoe repair and shine shops;
      (19)   Signs, subject to sign regulations as recorded in this chapter;
      (20)   Tailor, dressmaking and millinery shops;
      (21)   Vending machines, located out-of-doors, subject to the yard and stacking requirements in §§ 154.130 through 154.140; and
      (22)   Customary accessory uses and structures when located on the same lot as the principal structure, excluding, however, open storage.
   (C)   Conditional uses are permitted when authorized by the Town Board after the Board holds a public hearing. Each request shall be reviewed by the Planning Board for their comments prior to the submission to the Town Board: Neighborhood retail businesses not otherwise named herein which come within the spirit or intent of this zoning district.
   (D)   Within the N-B neighborhood business district, as shown on the zoning map, the following dimensional requirements shall be complied with:
      (1)   Area, yard and height requirements shall be provided as required in § 154.162.
      (2)   Off-street parking space shall be provided as required in §§ 154.032 through 154.034.
