(A) Within the districts indicated on the zoning map, no building or land shall be used, and no building shall be erected or altered which is intended or designed to be used in whole or in part, for any use other than those listed as permitted for that district in this subchapter.
(B) The R-A residential-agricultural district is established as a district in which the principal use of the land is for low density residential or agricultural purposes. It is established to provide and protect low density residential areas for those desiring that type of environment. These districts are intended to ensure that residential development not having access to public water supplies and dependent upon septic tanks for sewage disposal will occur at a sufficiently low density to provide a healthful environment.
(C) The following uses are permitted:
(1) Single-family dwellings;
(2) Two-family dwellings;
(3) Individual mobile homes or modular units subject to the provisions of § 154.010, and the lot and yard requirements of this district;
(4) Bona fide farms.
(5) Any form of agriculture or horticulture, including the sale of products at a retail stand on the property where produced;
(6) Customary home occupations, including dressmaking, cooking and baking, hairdressing, music instruction, the renting of not more than 1 room, the practice of professions like insurance and accounting, shall be permitted as accessory uses in a residence. The Board of Adjustment shall decide whether other home occupations not listed here are within the spirit of this category of accessory uses;
(7) Kindergartens and day nurseries, provided that not less than 200 square feet of play area is provided for each child and provided further, aggregate play space is surrounded by a sturdy fence at least 4 feet in height;
(8) Greenhouses and horticultural nurseries;
(9) Rest and convalescent homes;
(10) Churches, chapels, temples and synagogues and their customary related uses, including cemeteries provided that all buildings and graves shall be set back at least 20 feet from any property line;
(11) Rectories, parsonages, manors, parish houses, including nunneries;
(12) Public elementary and secondary schools and private schools having curricula approximately the same as ordinarily given in public schools;
(13) Public and private parks, playgrounds, community centers, clubs and lodges, golf courses, swimming pools, fishing lakes, family campgrounds and similar recreation uses;
(14) Public safety facilities such as fire and police stations and rescue squad headquarters, provided that all vehicles and equipment shall be stored indoors; provided further that all buildings shall be set back at least 20 feet from all property lines and shall be designed and landscaped in a way as to blend in with the surrounding area;
(15) Public works and public utility facilities, such as transformer stations, pumping stations, water towers and telephone exchanges, provided:
(a) The facilities are essential to the service of the immediate area and no vehicles or materials shall be stored on the premises;
(b) All buildings and apparatus shall be set back at least 20 feet from all property lines and shall be designed and landscaped in a way as to blend in with the surrounding area;
(c) Facilities such as water towers, pumping stations and so forth, shall be surrounded by a chain link fence 6 feet in height; and
(d) Customary accessory uses and structures including private garages, swimming pools and other accessory structures in the rear yard.
(D) Signs:
(1) One professional or announcement sign per lot for customary home occupations, kindergartens and rest homes. No sign shall be illuminated.
(2) One sign per lot pertaining only to the lease, rent or sale of the property upon which displayed. No sign shall be illuminated.
(3) Church bulletin boards and signs announcing church services, schools, clubs and other recreation facilities. Signs shall be limited to 1 per lot and 18 square feet in area. Signs may be lighted from behind to silhouette letters and figures.
(E) The following conditional or special uses are permitted when authorized by the Town Board after the Board holds a public hearing. Each request shall be reviewed by the Planning Board prior to the submission to the Town Board.
(1) Mobile home parks, subject to conditions listed under § 154.009;
(2) Group development projects, subject to conditions listed under § 154.030;
(3) Planned unit developments, subject to conditions under § 154.031;
(4) Accessory buildings as living quarters;
(5) Cemeteries; and
(6) Airstrips.

(F) Within the R-A residential-agricultural district as shown on the zoning map, the following dimensional requirements shall be complied with:
(1) Area, yard and height requirements shall be provided as required in § 154.162.
