(A) The G-M general manufacturing district is established for those areas of the community where the principal use of land is for manufacturing, industrial and warehousing uses. These uses, by their nature, may create some nuisance and which are not properly associated with residential, institutional, commercial and/or service establishments. These uses normally seek outlying locations on large tracts of land where the operations involved do not detract from the development potential of nearby undeveloped properties.
(B) The following uses are permitted:
(1) Automobile parking lots and structures;
(2) Amusement, recreation and sporting goods manufacturing;
(3) Apparel and clothing manufacturing, including hosiery;
(4) Automobile parts and accessories manufacturing;
(5) Bakeries and other establishments manufacturing prepared food products for wholesale distribution;
(6) Bedding and carpet manufacturing;
(7) Boat and trailer works and sales;
(8) Bottling works;
(9) Building materials and specialties manufacturing;
(10) Building materials storage and sales yards, provided all open storage is fenced by a fence not less than 6 feet in height;
(11) Business machines manufacturing;
(12) Business signs and billboards, provided they are not located within 50 feet of any residential district, provided further that not more than 1 billboard structure shall be allowed per 100 feet or less of lot frontage in single ownership, with 1 additional billboard structure allowed per additional 100 feet of lot frontage;
(13) Cabinet woodworking and upholstery shops;
(14) Contractors’ offices and storage yards, provided all open storage is fenced by a fence not less than 6 feet in height;
(15) Dairy products processing and distributing facilities;
(16) Drugs, medicines and cosmetics manufacturing;
(17) Dry cleaning and laundry plants;
(18) Electrical appliances and electronic equipment manufacturing;
(19) Farm machinery sales, assembly and repair;
(20) Feed and seed stores, hatcheries and fertilizer sales;
(21) Food stores, fruit stands and produce markets;
(22) Food processing establishments;
(23) Flour and feed mills;
(24) Furniture manufacturing;
(25) Golf driving ranges;
(26) Par-3 golf courses;
(27) Greenhouses and horticultural nurseries;
(28) Hardware and housewares manufacturing;
(29) Ice and cold storage plants and freezer lockers;
(30) Industrial supplies and equipment, sales and service, provided all open storage is fenced by a fence not less than 6 feet in height;
(31) Industrial trade schools and research laboratories;
(32) Leather products, including luggage and shoe manufacturing;
(33) Machine and welding shops;
(34) Metal fabricating plants;
(35) Monument works and sales;
(36) Musical instruments manufacturing;
(37) Offices pertaining to any permitted use;
(38) Paper products manufacturing;
(39) Plastic products manufacturing;
(40) Rubber and glass products manufacturing;
(41) Plumbing and heating supply houses, provided all open storage is fenced by a fence not less than 6 feet in height;
(42) Precision instruments and jewelry manufacturing;
(43) Printing, engraving and publishing establishments;
(44) Public parks, playgrounds, community centers, swimming pools and similar recreational uses;

(45) Public safety facilities such as fire and police stations and rescue squads;
(46) Public works and public utility facilities, including service and storage yards, provided they are fenced by a sturdy fence not less than 6 feet in height;
(47) Restaurants, including drive-in restaurants;
(48) Radio and television stations and masts;
(49) Railroad freight yards or classification yards;
(50) Septic tank manufacturing;
(51) Service stations, including major repair work, provided that all gasoline pumps shall be located at least 12 feet behind the property line;
(52) Sheet metal, roofing, plumbing, heating and refrigeration shops;
(53) Sign painting and fabricating shops;
(54) Textile and cordage manufacturing;
(55) Trucking terminals;
(56) Wholesale and warehousing establishments, except for the storage of dangerous or offensive items such as uncured hides and explosives;
(57) Wholesale storage of gasoline or bulk terminal plants, provided that the contents are adequately protected against their inflammable or explosive quality; and
(58) Customary accessory uses and structures, including open storage, provided the area devoted to open storage is enclosed by a fence at least 6 feet in height.
(C) The following conditional or special uses are permitted when authorized by the Town Board after the Board holds a public hearing. Each request shall be reviewed by the Planning Board for their comments prior to the submission to the Town Board: Manufacturing uses not otherwise named herein which come within the spirit or intent of this zoning district. Determination will be made by the Town Board.
(D) Within the G-M manufacturing district, as shown on the zoning map, the following dimensional requirements shall be complied with:
(1) Area, yard and height requirements shall be provided as required in § 154.162.
