1174.13 TECHNOLOGY PARK DISTRICT.
   See Section 1170.11 for provisions relating to signs in TPD Districts.
1174.14 HIGHWAY OVERLAY DISTRICT.
   A.   The Highway Overlay District shall run along both sides of I-90 within the City and along both sides of SR 57 between the north corporate boundary and Route 113. It shall encompass two hundred (200) feet on each side of said right-of-way.
   B.   All signs within the Highway Overlay District shall comply with the regulations of the applicable district except that a permit is required to place, erect or display one freestanding or one ground-mounted sign per premises. Such sign shall have a maximum height of fifty (50) feet, with a maximum area of two hundred (200) square feet per face, and a total area not to exceed four hundred (400) square feet.

1174.15 LARGE PLANNED COMMERCIAL DEVELOPMENT.
   A.   For purposes of this section, a large planned commercial development shall be any unified commercial development of thirty (30) acres total land area or greater, or of three hundred thousand (300,000) gross square feet of building area or greater, planned and designed as an integral and coordinated development.
   B.   No permit is required to place, erect or display signs permitted under Section 1174.06. However, all other signs shall be permitted in a large planned commercial development only by a special variance granted by the Planning Commission after full consideration of the proponent's special variance request.
   C.   The proponent's special variance request shall set forth all proposed signs affecting the public rights-of-way in full detail and in coordination with the physical and architectural design of the proposed development.
   D.   The proceedings for the consideration of the proponent's special variance request shall be conducted pursuant to Chapter 1135 for the consideration of a petition for a conditional use permit with the exception of the need for approval by City Council.
