12-3-6: LOTS:
   A.   Arrangement: Lot arrangement shall be such that there will be no foreseeable difficulties, for reasons of topography or other conditions, in securing building permits to build on all lots in compliance with the zoning ordinance and health regulations, and in providing driveway access to buildings on such lots from an approved street. Where possible, driveways shall be designed and arranged so as to avoid requiring vehicles to back into traffic on major streets or collector streets.
   B.   Dimensions: Lot dimensions shall comply with the minimum standards of the zoning ordinance. Where lots are more than double the minimum required area for the zoning district, the planning commission may require that such lots be arranged so as to allow further subdivision and the opening of future streets where they would be necessary to serve such potential lots, all in compliance with the zoning ordinance and this title.
   C.   Side Lot Lines: In general, side lot lines shall be at right angles to street lines (or radial to curving street lines) unless a variation from this rule will give a better street or lot plan. Dimensions of corner lots shall be large enough to allow for erection of buildings, observing the minimum front yard setback from both streets.
   D.   Depth: The depth of residential lots, other than lots for townhouses, should not be less than one hundred feet (100').
   E.   Area: The area of residential lots, other than lots for townhouses, shall not be less than six thousand (6,000) square feet. (Ord. 1-10-85, 1-10-1985, eff. 2-10-1985)
   F.   Septic Tank Installation; Lot Size: In subdivisions where septic tanks or other individual sewerage disposal devices are to be installed, the size of all lots included in such subdivision shall be subject to the approval of the state department of environmental quality (DEQ). The DEQ shall notify the developer and the planning commission in writing of its findings. (Ord. 1-10-85, 1-10-1985, eff. 2-10-1985; amd. 2013 Code)
   G.   Double Or Reverse Frontage: Double frontage and reverse frontage lots shall be avoided, except where they are needed to provide for the separation of residential development from traffic arteries or to overcome specific disadvantages of topography and orientation.
   H.   Commercial And Industrial Use: Lots shall not be required for subdivisions for commercial and industrial use, but when provided should be of appropriate size and arrangement to provide for adequate off street parking and loading facilities based on the intended use. No individual parcel shall be created for a particular commercial or industrial use that has an area, width or depth that is less than is required for the permitted use under the applicable provisions of the zoning ordinance.
