This title shall apply to the following forms of land subdivision and development within the jurisdiction of the Elgin municipal planning commission:
A. Division Into Tracts: The division of land or air space into two (2) or more tracts, lots, sites or parcels, any part of which, when subdivided, shall contain ten (10) acres or less in area.
B. Redivision Of Land: The redivision of land, previously divided or platted, into tracts, lots, sites or parcels, of ten (10) acres or less in area.
C. Easements: The dedication, vacation or reservation of any public or private easement through any tract of land, regardless of the area involved, including those for use by public and private utility companies.
D. Streets Or Alleys: The dedication or vacation of any street or alley through any tract of land, regardless of the area involved.
E. Planned Unit Developments: Planned unit development or planned development (residential, industrial or commercial), as defined in this title and the city adopted zoning ordinance.
F. Shopping Center, Industrial Park: Any commercial shopping center or industrial park development which fits the other jurisdictional provisions of this title.
G. Topographic Feature Or Improvement, Easement: Any tract, lot, site or parcel of land, regardless of size, which is to be developed and on which exists, or will exist because of such contemplated development, any topographic feature or improvement requiring the dedication or reservation of any easement, public or private, under the provisions of this title.
H. Plat Vacation: Any plat or part of a plat which is to be vacated by the owner of the premises or tract of land.
I. Lot Splits: Lot splits and lot line adjustments, according to the provisions contained in section 12-1-9, "Exceptions To Regulations", of this chapter. (Ord. 1-10-85, 1-10-1985, eff. 2-10-1985)
