1224.26   FINAL PLAT CONTENTS.
   The final plat shall contain the following information:
   (a)   Name of the subdivision, location by section, range, and township, or by other survey number; date, point north, scale, and acreage.
   (b)   Name, address, and phone number of the subdividers, and the professional registered surveyor who prepared the plat and appropriate registration numbers and seals.
   (c)   Plat boundaries, based on accurate traverse, with angular and linear dimensions. All dimensions, both linear and angular, shall be determined by an accurate control survey in the field and must balance and close within the limit of one in 5,000.
   (d)   Bearing and distance of nearest established street lines, permanent monuments, or other recognized property lines.
   (e)   Exact locations, right-of-way, and names of all streets within and adjoining the plat, and building setback lines.
   (f)   Radii, internal angles, points of curvature, tangent bearings of chords of all applicable streets within the plat area.
   (g)   All easements and rights-of-way provided for public services or utilities.
   (h)   All lot numbers and lines with accurate dimensions in feet and hundredths. When lots are located on a curve, the lot width at the building setback line shall be shown.
   (i)   Accurate location and graphic description of all monuments, as specified in Section 1224.09 of this chapter.
   (j)   Accurate outlines of areas to be dedicated or reserved for public use, or any area to be reserved for the common use of all property owners. The use and accurate boundary locations shall be shown for each parcel of land to be dedicated.
   (k)   A copy of restrictions and covenants the subdivider intends to include in the deeds to the lots in the subdivision.
   (l)   Certification by a registered surveyor to the effect that the plat represents a survey made by him and that all dimensional details are correct.
   (m)   Notarized certification by the owner or owners of the adoption of the plat and the dedication of streets and other public areas.
   (n)   All utility easements, i.e., electric, telephone, gas, sewer, water, TV cable. The utility companies are to review the final plat to conform to the requirements as approved by the Planning Commission.
   (o)   A buildable area on each lot, i.e., an area upon which a building actually can be built. The buildable area must meet all applicable codes and regulations without any need for variance.
   (p)   The boundaries of any river or stream channel, floodway, and floodway fringe where said features are part of the plat.
   (q)   The words "streets and roadways shall be constructed by the developer in accordance with the City of East Palestine Code Sections 1224.53 through 1224.80" shall be included on the final plat, and a typical cross-section shall be shown on the plat.
