In any new building constructed or addition to an existing building where the total foundation area, including any existing foundation, multiplied times the number of floors, exceeds 12,000 square feet, a fire sprinkler system installed in accordance with the applicable NFPA Code shall be installed.
Exception. Buildings of use group R-4 (one, two and three family dwellings less than three stories in height) are exempt from this section.
