Residential building erected or constructed shall have a livable first floor area in accordance with existing platted lots and districts established by the Planning and Zoning Code and Map as follows:
(a) Existing platted lots having a street frontage of forty feet to, but not including fifty feet, shall require a livable first floor area of not less than 900 square feet. The total livable floor area for a story-and-a-half, split level or two-story structure shall be not less than 1,225 square feet.
(b) Existing platted lots have a street frontage of fifty feet to, but not including sixty feet, shall require a livable first floor area of not less than 950 square feet for any type of house.
(c) Areas established as One-Family "60" Districts by the Zoning Code and Map, except in the case of existing platted lots which shall be governed by subsections (a) and (b) hereof, shall require a livable first floor area as follows: not less than 950 square feet, for one floor with a basement: not less than 1,100 square feet, for one floor on a slab. The total area for a story-and-a-half, split level or two-story structure shall be not less than 1,225 square feet.
(d) Areas established as One-Family "75" Districts by the Zoning Code and Map, except in the case of existing platted lots which shall be governed by subsections (a) and (b) hereof, shall require a livable first floor area as follows: not less than 1,100 square feet, for one floor with a basement: not less than 1,250 square feet, for one floor on a slab. The total area for a story-and-a-half, split-level or two-story structure shall be not less than 1,400 square feet.
(e) For one-story condominiums the minimum square footage for the first floor shall be 1,150 square feet; the minimum square footage may be reduced to 850 square feet for two-story structures. The total combination of both floors shall be 850 square feet for the first floor and 600 square feet for the second floor. Total square footage for two-story condominium shall be minimum 1,450 square feet.
(f) All other areas and districts in which residential construction is permitted by the Zoning Code and Map except in the case of existing platted lots which shall be governed by subsections (a) and (b) hereof, shall require a livable first floor area of not less than 1,250 square feet.
