(a) Drainage. A mobile home park must be adequately graded and drained to insure rapid run off. The grading plan shall be approved by the City Engineer.
(b) Minimum Lot Size.
(1) Each mobile home unit shall contain not less than 3,600 square feet.
(2) Frontage: 40 feet.
(3) Side yard: 20 feet between units.
(4) Rear yard: 5 feet.
(5) Depth: 90 feet.
(6) Front yard: 15 feet.
(7) A mobile home must abide by setbacks established when adjacent to a City street.
(c) Driveways and Walkways. There shall be a hard-surfaced driveway of not less than twenty-five feet in width and hard-surfaced walkways not less than three feet in width. Both shall be adequately lighted.
(d) Landscaping. The required fifteen foot front yard setback of the mobile home unit shall be adequately landscaped to provide a park-like appearance for the land and the mobile home.
(e) Automobile Parking. There shall be at least two parking spaces for each unit on the unit site. Parking shall be on a concrete pad.
(f) Utilities. All utilities must be underground per the City Engineer's specifications.
