The division of land into four (4) or fewer lots shall constitute a short plat, provided all of the following criteria are met. If any of these criteria are not met, the plat shall be processed as a regular plat.
A. All lots comply with the existing zoning and no zone change is requested;
B. No new public right-of-way dedications, sewer, or water main extensions are proposed or required;
C. Existing access, water, and sewer services are adequate to serve the proposed subdivision;
D. The applicant is not seeking any variations to subdivision standards;
E. All land under common ownership at the time of application is included in the short plat application so that there are no unplatted remainders. (Ord. 172, 7-8-2021)
