Sec. 2-147. Powers of Plan Commission.
The Plan Commission shall have the following powers:
   (a)   To prepare and recommend to the Corporate Authorities a Comprehensive Plan for the present and future development or redevelopment of the Village.
   (b)   To recommend changes from time to time in the official Comprehensive Plan.
   (c)   To prepare and recommend to the Corporate Authorities from time to time, plans for specific improvements in pursuance of the official Comprehensive Plan.
   (d)   To give aid to the municipal officials charged with the direction of projects for improvements embraced within the official Plan to further the making of these projects and, generally, to promote the realization of the official Comprehensive Plan.
   (e)   To consider and make recommendations to the corporate authorities with respect to the approval or disapproval of preliminary and final plats of subdivision and resubdivision, and to include in said recommendations the approval or disapproval of variations of up to ten percent (10%) from existing Zoning Ordinance requirements with respect to minimum lot area, yard requirements and minimum lot width and depth.
   (f)   To hold public hearings upon applications for amendments to the Zoning Ordinance, applications for special uses and applications for planned developments and make recommendations to the Corporate Authorities with respect thereto.
   (g)   To exercise such other powers as may be conferred upon it by the statutes of the State of Illinois and by the Corporate Authorities of the Village.
