§ 159.047 SITE AND STRUCTURE REQUIREMENTS.
   (A)   Lot area; lot coverage and dwelling standards. Each lot shall have a minimum width of 80 feet. No building, with its accessory buildings, shall occupy in excess of 35% of the area of the lot. The minimum lot area applicable to each dwelling unit, as defined by § 159.004, and the other applicable provisions of the village code, shall be 2,721.13 square feet, as computed and determined by a maximum of 16 dwelling units permitted per acre. The lot area stated does not include the area nor dimensions of any street dedications.
   (B)   Yards.
      (1)   Front, rear and side yards. The yard requirements specified in the R-1 Residential Districts shall be the requirements for the R-2 Residential Districts as if the same were set forth hereunder.
      (2)   Corner lots. The corner lot requirements specified in the R-1 Residential District shall be the requirements for the R-2 Residential Districts as if the same were set forth hereunder.
   (C)   Building height. No building shall be erected or altered to exceed 32 feet in height.
   (D)   Garages.
      (1)   Attached garages. All the exterior walls, trim, decorating, cornices, gutters, leaders, balconies, enclosures, ornamental elements, roofs or other enclosing surfaces of garages attached to residential buildings in R-2 Residential Districts shall be of the same type of construction and materials as the sidewalls, roof and exterior surfaces of the existing residential building to, in or on which the garage is attached.
      (2)   Unattached garages.
         (a)   All exterior walls of unattached garages in an R-2 Residential, Multiple-Family Dwelling Zoning District, as defined by this subchapter and §§ 159.015 through 159.017 shall be constructed of face brick, common brick, synthetic brick veneer, plain stone, decorative stone or architectural stone, or any combination thereof.
         (b)   No exterior wall of unattached garages in an R-2 Residential, Multiple-Family Dwelling Zoning District, as defined by this subchapter and §§ 159.015 through 159.017 shall be constructed of cinder blocks, stucco, metal or wood, or any combination thereof.
   (E)   Construction of walls.
      (1)   Concrete floors. All floors, other than ground floor slabs, constructed and installed in buildings located in R-2 Multiple-Family Residential Zoning Districts, as defined in §§ 159.045 through 159.047, shall be of reinforced, pre-stressed concrete, on precast joists, with a minimum floor thickness of not less than five inches.
      (2)   Exterior walls.
         (a)   All exterior walls of any building (including garage) located in an R-2 Multiple-Family Zoning District shall be constructed of solid masonry with face brick exterior.
         (b)   No exterior walls of any building located in an R-2 Multiple-Family Zoning District shall be constructed of block, stucco, brick veneer, synthetic brick veneer, metal or wood, or any combination thereof.
      (3)   Fire walls.
         (a)   Fire walls, as defined in the applicable provisions of the Village Fire Prevention Code and Building Code, constructed with a fire stop rating of not less than two hours shall be installed and maintained between all residential dwelling units constructed in buildings within Multiple-Family Dwelling Zoning Districts.
         (b)   All fire walls shall be constructed, installed and maintained to extend from the floor of the lowest residential dwelling unit, through all ceilings, to join with, and attach to, the roof of the subject building.
   (F)   Rain gutters and drains. It shall be unlawful to construct, erect, build or maintain any building for residential occupancy within an R-2 Residential Zoning District without the installation and maintenance of rain gutters and drains upon the roof of the building, which shall not be less than six inches in diameter.
