§ 150.18 CONSTRUCTION SPECIFICATIONS.
   (A)   Building materials in certain zoning districts.
      (1)   R-1 Single-Family Residential District; first story exterior walls.
         (a)   All exterior walls of the first story, as defined in § 159.004, of any residence and attached garage located in an R-1 Single-Family Residential Zoning District shall be constructed with a face brick exterior.
         (b)   No first story exterior walls of any building located in an R-1 Single-Family Residential Zoning District shall be constructed of block, stucco, synthetic brick veneer, metal or wood, or any combination thereof.
      (2)   R-2 Multiple-Family Residential District.
         (a)   Concrete floors. All floors, other than ground floor slabs, constructed and installed in buildings located in R-2 Multiple Family Residential Zoning Districts, as defined in § 159.004, shall be of reinforced, pre-stressed concrete, on precast joists, with a minimum floor thickness of not less than five inches.
         (b)   Exterior walls.
            1.   All exterior walls of any building (including garages) located in an R-2 Multiple-Family Zoning District shall be constructed of solid masonry with face brick exterior.
            2.   No exterior walls of any building located in an R-2 Multiple-Family Zoning District shall be constructed of blocks, stucco, brick veneer, synthetic brick veneer, metal or wood, or any combination thereof.
      (3)   Commercial, light industry and heavy industry districts; exterior walls.
         (a)   All exterior walls of any one story building constructed in a Commercial Zoning District, shall be constructed with a face brick exterior.
         (b)   All exterior walls of any building in excess of one story in a Commercial Zoning District shall be constructed of solid masonry with face brick exterior.
         (c)   All exterior walls of any building in excess of one story in a Light Industrial or Heavy Industrial District shall be construed of solid masonry and pre-cast with exterior insulated finishing systems (EIFS) on the second or higher level.
         (d)   Except as provided above, no exterior walls of any building located in a Commercial District, Light Industrial or Heavy Industrial District shall be construed of block, stucco, synthetic, metal or wood, or any combination thereof.
