A. Maximum Floor Area Ratio:
1. For structures regulated by the adopted international residential code, the maximum floor area ratio shall not exceed 0.3, except that the maximum floor ratio for residences with an attached garage shall not exceed 0.35.
2. For multiple-family dwelling structures regulated by the adopted international building code, the floor area ratio shall not exceed 0.6, and not more than thirty percent (30%) of the zoning lot shall be covered by a building or buildings.
B. Dwelling Standards:
1. One-family dwellings erected in any R-5 general residence district shall conform to the same floor areas as required or permitted in the R-3 one-family residence district.
2. Two-family dwelling structures erected in any R-5 residence district shall conform to the same floor areas as required or permitted in the R-4 two-family residence district.
3. Each dwelling unit in residential and mixed use structures regulated by the adopted international building code, multiple-family dwelling structures (3 or more dwelling units) shall have a floor area of not less than six hundred (600) square feet.
C. Height Limitation: No structure within an R-5 general residence district shall exceed thirty five feet (35') in height, including mechanical equipment, from grade; this height limitation is not intended to, and shall not, authorize an increase in permitted height of structures specifically limited to a lesser height.
