11-3-4: LOTS:
   A.   Area, Dimensions And Street Frontage: Lot area, dimensions and minimum street frontage shall be established in the zoning ordinance or as established by this title.
   B.   Property Return For Corner Lots: For corner lots, a property return with a radius of not less than twenty feet (20') shall be provided; however, a larger radius may be required when, in the opinion of the council, such is necessary to serve an existing or future need.
   C.   Side Lot Lines And Side Yards:
      1.   Side lot lines shall be at approximately right angles or radial to the street line unless a variation from the rule will provide a more desirable street and lot plan in the opinion of the commission.
      2.   For interior lots, the sum of the side yard clearances for both sides of the lot shall be not less than fifteen feet (15') with no side being less than five feet (5').
      3.   For corner lots, the side yard on the side of the lot away from the side street shall be not less than five feet (5'), and the side yard next to the side street shall be not less than twenty feet (20').
   D.   Front Yard: The front setback for all lots shall be twenty five feet (25') from the front property line.
   E.   Rear Yard: The rear yard distance for all lots shall be not less than twenty five feet (25') from the rear property line.
   F.   Minimum Areas And Frontages:
      1.   Corner Lots: The minimum area of a corner lot shall be not less than eight thousand (8,000) square feet and must have a minimum street frontage of seventy five feet (75') at the setback line.
      2.   Inside Lots: The minimum area of an inside lot shall be not less than seven thousand five hundred (7,500) square feet with a minimum street frontage of seventy five feet (75') at the setback line.
   G.   Certain Lots To Be Avoided:
      1.   Butt or key lots shall be avoided whenever possible.
      2.   Double frontage lots are prohibited; except, that where a showing is made that unusual topography or other conditions make it impossible to meet this requirement, an exception may be approved by the council. (Ord. 228, 12-15-1981)
