9-5-8-9: IMPROVEMENT REQUIREMENTS:
   A.   New Or Expanded Park: Improvement requirements for a new mobile home park or the expansion of an existing park are as follows:
      1.   If improvements are made to an existing mobile home park such that the accumulative dollar value of said improvements is equal to or more than the then current dollar value of the existing mobile home park, the entire park, both existing and new, shall be brought into compliance with all the requirements of this chapter.
      2.   Roadways within an accessway shall be paved with a crushed rock base and asphaltic or concrete surfacing according to structural specifications established by the city engineer.
      3.   The minimum surfaced width of the roadway within an accessway shall be thirty four feet (34').
      4.   Patios shall be paved with asphalt, concrete or suitable hard surfaced material.
      5.   All accessways and walkways within the park shall be lighted at night to provide a minimum of one and one-half (1.5) foot-candles of illumination.
      6.   Wires for service to light poles and mobile home spaces shall be underground.
      7.   The mobile home park shall be well drained. Provisions for drainage shall be made in accordance with plans approved by the city engineer.
      8.   Recreation areas shall be suitably improved and maintained for recreational purposes as shall be the kind necessary for the type of resident for whom the mobile home park is intended.
      9.   Public telephone service shall be made available for the mobile home park residents.
      10.   A fenced storage area shall be provided for each mobile home park for the storage of accessory items such as boats, vacation trailers, campers and related equipment owned by the park residents. Such items shall be stored in the storage area and not parked beside the mobile home. The said storage area shall contain a minimum of sixty feet (60') per trailer space.
   B.   Existing Parks:
      1.   Sewers: Existing sewer lines within the park which do not meet the minimum requirements of this chapter may remain in use so long as they function properly and the park conforms to the city and state regulations governing sewage and wastewater. Any replacement of sewer facilities shall conform to the requirements of new mobile home parks.
      2.   Water Supply: An existing water supply system which does not meet minimum requirements of this chapter with respect to general availability, etc., may remain in use so long as it continues to function properly and the park conforms to the city and state regulations governing water supply. Any replacement of water supply facilities shall conform to the requirements for new mobile home parks.
      3.   Electrical And Lighting System: The electrical and lighting system shall be made to conform to the city electrical code. (Ord. 236, 5-10-1983)
