Within an A-O-C District, no building, structure or premises shall be used, arranged to be used or designed to be used, except for one or more of the following uses.
(a) Permitted uses.
(1) Single-family dwellings;
(2) Agricultural uses and buildings, provided that agricultural buildings used to house farm animals shall be located not less than 200 feet from all property lines;
(3) Accessory buildings clearly related to the principal use which do not include any activity conducted as a business, except that one roadside stand offering for sale only agricultural products which are produced on the premises, including only one unlighted sign not exceeding 20 square feet in area advertising such products, may be erected. Such roadside stand shall not be erected closer than 30 feet from either side lot line. Such stand and sign and required off-street parking therefor shall be located and set back from the street in such a manner so as not to create a traffic hazard.
(4) Wildlife and game preserves; and
(5) Signs, as regulated by Chapter 1294.
(b) Conditionally permitted uses. The Planning Commission may issue conditional zoning certificates for uses listed in this division, subject to the general requirements of Chapter 1266 and the following specific requirements.
(1) Cemeteries are subject to §§ 1266.10(a)(3), (a)(5) and (e).
(2) Governmentally owned and/or operated buildings and facilities are subject to §§ 1266.10(a)(3), (a)(12) and (b).
(3) Commercial recreation areas, including swimming facilities, golf courses, tennis clubs, riding academies, picnic grounds and similar recreational uses, but excluding drive-in theaters, miniature golf courses, golf driving ranges and pistol ranges or other ranges for the use of firearms, are subject to §§ 1266.10(a)(3), (a)(5), (a)(12), (b), (d)(2), (d)(3) and (d)(5).
(4) Campgrounds and camps are subject to §§ 1266.10 (a)(3), (a)(12) and (d).
(5) Airports and landing strips are subject to § 1266.10(q).
(6) Oil, gas and brine wells and drilling and operations necessary for oil, gas and brine extraction are subject to §§ 1266.10(a)(6) through (a)(10) and (m).
(7) Soil removal and gravel extraction are subject to §§ 1266.10(a)(6) through (a)(10) and (l).
(8) Sanitary landfill sites are subject to §§ 1266.10(a)(6) through (a) (10) and (n).
(9) Public utility structures and right-of-way are subject to § 1266.10(b)(6).
(10) Churches are subject to §§ 1266.10 (a)(5), (a)(12) and (b)(4) through (b)(6).
(11) Home occupations are subject to § 1266.10(c).
