(A) The subdivider of land on which approval has been obtained on a preliminary plat shall have prepared and submitted a final plat to the Planning Commission.
(B) The final plat submission shall consist of a reproducible transparent drawing at a scale of 100 feet to one inch and copies of the reproducible transparency. The reproducible copy shall be prepared on linen, mylar, or equal stable base transparent drafting material and be clear and suitable for reproduction and for recording purposes. The drawing size shall be 18 inches by 24 inches, or 18 inches by 12 inches. When necessary, the final plat may be on several sheets accompanied by an index sheet showing the entire subdivision.
(C) The final plat shall show the following:
(1) The primary control points or monuments and descriptions and “ties” to such control points, to which all dimensions, angles, bearings and similar data on the plat shall be referred. When the Cleburne monument system (an extension of the Texas Plan Coordinate System) is established, the items in § 154.067(D) are required.
(2) Tract boundary line sufficient to locate the exact area proposed for subdivision, right-of-way lines of streets, easements and other rights-of-way and property lines of residential lots and other sites; with accurate dimensions, bearings or deflection angles and radii, acres and central angle of all curves.
(3) Name and right-of-way width of each street or other right-of-way.
(4) The full width and dimensions of each right-of-way, including the center line to the edge of the property/dedication.
(5) All access points on the opposite edge of the right-of-way or street frontage.
(6) Location and dimensions of all easements in accordance with § 154.045.
(7) Number to identify each lot or site and each block.
(8) Standard plat notes that accurately describe and directly relate to the platted property.
(9) Standard plat notes as follows:
(a) A standard note that states the purpose of the proposed plat.
(b) A standard note that indicates the utility provider(s) for the platted property.
(c) A standard note regarding the maintenance of easements.
(d) A standard note that prohibits construction within any easement.
(e) A standard note that indicates who shall be responsible for the construction, maintenance, or operation of any "x" lots or common areas, if applicable.
(f) A standard note regarding residential driveway access to major collector and arterial streets, if applicable.
(g) A standard note regarding building setback lines, if applicable.
(h) A standard note stating the proposed plat does not attempt to amend or remove recorded covenants or restricts, if applicable.
(i) A standard note that states that the plat is void unless recorded within five years of the date of approval.
(10) Contact information for the owner, developer, and surveyor who prepared the plat.
(11) Reference to recorded subdivision plats and/or adjoining platted and unplatted land by record name within 200 feet of the platted property.
(12) Surveyor's certificate and seal, to be placed on the plat as stated below:

(13) A graphic scale and true north arrow.
(14) A title block that includes the subdivision name, lot and block information, total acreage of the subdivision, and legal property description.
(15) The title block shall include the statement that the proposed subdivision is "An addition to the City of Cleburne", or "An addition to the Extraterritorial Jurisdiction of the City of Cleburne", as appropriate.
(16) Location of point of intersection and points of tangency of street intersections other than right-angle intersections.
(17) A positive reference and identification of the plat and general vicinity map (oriented north), showing the location of the city limits.
(18) Owner's certificate or deed of dedication (to be placed on or to accompany the final plat). The dedication deed or certificate of dedication shall be executed by all persons, firms, or corporations owning an interest in the property subdivided or platted, and shall be acknowledged in the manner prescribed by the laws for the state for conveyances of real property. The wife of a married man executing such dedication deed or certificate of dedication shall join with her husband therein. In the case of surface lien holders, they may execute a subordination agreement subordinating their liens to all public streets, alley, parks, school sites, and other public areas shown on the plat of such subdivision as being set aside for public uses and purposes. The dedication deed or certificate of dedication shall, in addition to the above requirements, contain the following:
(a) An accurate metes and bounds description of the tract of land subdivided.
(b) A statement and express representation that the parties joining in such dedication are the sole owners of such tract of land.
(c) An express dedication without reservation to the public for public use; the streets, alleys, rights-of-way, school site and any other public areas shown on the attached plat.
(d) A positive reference and identification of the plat of such subdivision.
(e) A designated signature and notary block for each of the property owners.
(19) The 100-year floodplain elevation shall be written on the face of the plat for every lot or building site located in the floodplain.
(20) Director certification. The Director of Public Works and Director of Community Development shall furnish the following certificates which shall appear on the plat:
