§ 155.097 CG CAMPGROUND ZONING DISTRICT.
   (A)   The purpose of this district is to establish reasonable standards for the development of recreational vehicle parks and campgrounds for the benefit of the (remove the word "general") public utilizing the parks and facilities.
   (B)   Refuse storage area or areas shall be provided within the park or campground. All garbage and refuse shall be stored in durable, watertight, rust resistant containers, recommend "bear-proof" containers, with properly fitting covers at each site, or in the alternate, there may be a solid waste container (bear-proof) having the capacity to serve the entire campground placed at a convenient location.
   (C)   All campsite utility services shall be placed underground. Main utility lines may be placed above ground.
   (D)   No persons or group of persons other than the owner, operator or maintenance persons shall permanently occupy any of the sites.
      (1)   Persons occupying vehicles with a total hookup capacity shall not occupy any campground space for a period exceeding 6 months in a 12-month period.
      (2)   Persons occupying tents or vehicles with less than a total hookup capacity shall not occupy any campground space for a period exceeding 30 days in a 12-month period.
   (E)   No site shall be sold within the development unless it complies with the Chimney Rock Village subdivision ordinance.
   (F)   No permanent or semi-permanent structures shall be constructed on any rental site without a review and a recommendation from the Planning Board to the Village Council and the approval of the Chimney Rock Village Council, which shall establish uniform rules for the size and material prior to construction of any such structures. No permitted structure shall at any time interfere with the capability to move or remove a vehicle from the rental site.
   (G)   No dogs, cats or domestic animals shall be permitted to run-at-large.
   (H)   Vehicles shall not be permanently attached to the site and the wheels may not be removed. Permanent hardwired utility hookups are prohibited. All vehicles must be capable to be moved at any time.
   (I)   Customary incidental uses are allowed, provided that the uses are intended to serve the occupants and visitors of the park. The use shall present no visible evidence of any commercial character that would attract customers other than occupants and visitors to the park.
   (J)   No more than two single-family homes for living purposes may be placed in the park solely serving as the residence of the owner or operator and maintenance personnel. These may be Class A or Class B manufactured homes, modular or conventional construction. There may be an office facility, which also may have living quarters or have other auxiliary uses.
   (K)   Conditional uses. The following uses are permitted as conditional uses subject to a favorable recommendation from the Planning Board to the Village Council; and the Village Council's approval. The regular procedures as set forth in the ordinances for the review and consideration of conditional use permit applications are to be applied.
      (1)   Outdoor events. These events are unique or seasonal and may not be a repetitive or reoccurring scheduled event.
      (2)   Retail/campground store. Primary purpose is to provide hardware, staples, equipment for outdoor related activities and general camping supplies. Please refer to division (I) - Incidental Uses.
      (3)   Restaurant. Primarily to provide snacks and meals for those camping or visiting the camping facility or are part of any outdoor activity or event(s). Please refer to division (I) - Incidental Uses.
