(a) Real estate signs advertising the sale, rental or lease of the premises on which they are maintained. Such signs shall be unlighted and not over twenty-five square feet in area, except as may be authorized by the Board of Appeals, and shall set back from every street lot line at least twenty feet .
(b) Announcement or professional signs over one square foot in area. Signs or bulletin boards not over twelve square feet in area for the exclusive use of a church, school, community center, or other public or institutional building which, if not attached flat against a building, shall be distant at least twelve feet from all street lines; wall signs pertaining to a nonconforming use on the same premises as such use and not exceeding in the aggregate twenty square feet in area or five feet in one dimension; projecting signs pertaining to a nonconforming use on the same premises as such use and not exceeding in the aggregate twelve square feet in area, subject to approval of the Board of Appeals. Provided, however, only one wall and one projecting sign may be erected on any one premises; existing nonconforming signs must meet requirements as to number but not as to size provided all other requirements are met. All such signs may be illuminated, provided the source of light is not visible.
