§ 153.01  CONVEYANCE OF PLATTED LAND.
   No person shall sell or convey any lot in any plat by reference thereto until such plat has been duly recorded in the office of the Register of Deeds of Cheboygan County.

§ 153.02  SUBDIVISION OF LAND.
   No person shall hereafter subdivide any land without:
   (A)   Submitting to the City Planning Commission a preliminary map with supplementary information before commencing the necessary surveys;
   (B)   Submitting to the City Clerk five final plats thereof which final plats shall thereafter be approved by the City Planning Commission, the City Council, the County Plat Board, and the Auditor General of the State of Michigan;
   (C)   Paying to the City Clerk the sum of $4 plus $10 for each acre of land or fraction thereof included within the plat boundaries which sum shall include all expenses required for inspection of lands, meetings of the Planning Commission and City Council and fees required by Public Act 288 of 1967, being M.C.L.A. §§ 560.101 through 560.293, as amended, provided that the amount paid the City Clerk shall in no case exceed $40 for each plat.
   (D)   Complying with all applicable provisions of Public Act 288 of 1967, being M.C.L.A. §§ 560.101 through 560.293, as amended.

§ 153.03  DEDICATION OF LAND.
   Before any lands are accepted by the City Council for use as streets, alleys, parks, or for other public use, the City Planning Commission shall study the location and situation of the lands for conformance with the Master Plan and shall make recommendations to the City Council for their disposition.

§ 153.04  DEFINITION.
   The term SUBDIVIDE as used herein shall have the same meaning as defined in Public Act 288 of 1967, being M.C.L.A. §§ 560.101 through 560.293, and amendments.

PRELIMINARY INFORMATION
§ 153.15  PRELIMINARY AND TOPOGRAPHICAL MAPS; MAP CONTENT AND SCALE.
   (A)   Preliminary map. The preliminary map required by § 153.02 shall be submitted in duplicate and shall contain the following information:
      (1)   The name or title under which it is proposed to record the subdivision;
      (2)   The name and address of all owners of record or subdividers;
      (3)   The location, width, approximate grade and radius of curvature of proposed and existing streets, alleys, highways and ways included in the plat together with similar fact regarding the adjacent property;
      (4)   The location of all existing features affecting the subdivision, such as railroads, buildings, wooded areas, easements, ditches, watercourses, etc.;
      (5)   The location and size of the nearest available public sewers, watermains, and power lines, existing or planned;
      (6)   The location, size, and grade of the sewers with which it is proposed to serve the area or the location and description of other proposed means of sewage disposal; and
      (7)   The approximate dimensions of lots, approximate radii of curves, and the approximate location of all setback lines.

   (B)   Topographical map.  When in the opinion of the City Planning Commission a topographical map of the area is required, the subdivider shall furnish such map with contour intervals of not more than five feet.

   (C)   Map content, scale. Maps shall be drawn to clearly show all information, including dates and cardinal points. The scale shall not be more than 100 feet to the inch except that maps required to show the location of nearest available public sewers or watermains may be drawn to a scale of 400 feet to the inch.

§ 153.16  SUPPLEMENTARY INFORMATION.
   The following supplementary information shall be filed with the preliminary map:
   (A)   Sufficient legal description to define the boundaries of the proposed subdivision;
   (B)   A written statement or a zoning map indicating the proposed use of the various parcels;
   (C)   A description of the improvements to be made;
   (D)   Tree planting plans, if any planting is contemplated.
