§ 153.131 ACCESSORY BUILDINGS.
   (A)   No accessory uses, buildings, or structures shall be erected in any required front or side yard, with the exception of pertinent structures which are necessary to the function of a business such as gasoline pumps as long as the structures are not within the required front yard.
   (B)   No accessory building shall be erected closer than five feet from any other building.
   (C)   No accessory building shall be used for dwelling purposes.
   (D)   Accessory storage buildings shall be permanently anchored.
   (E)   Fences may be constructed on the property line as long as the fence complies with all street, utility, and other applicable easements.

§ 153.132 USE LIMITATIONS.
   (A)   No storage outside of an enclosed area, except the display of merchandise for sale to the public, shall be permitted.
   (B)   Exterior lighting fixtures shall be shaded so that no direct light is cast upon any residential property and so that no glare is visible to any traffic on any public street.
   (C)   Any highway commercial property that borders a residential property on its rear or side yards shall furnish and install a six-foot high fence between the commercial and residential uses unless a waiver is received from all of the affected residential landowners.

CBD COMMERCIAL BUSINESS DISTRICT
§ 153.145 INTENT.
   The intent of this District is to provide a zone which will accommodate the broad range of retail shopping, offices, and service activities normally found in the Central Business District of a city.

§ 153.146 PERMITTED USES.
   (A)   Generally. In District CBD, no building, structure, land, or premises shall be used and no building or structure shall be hereafter erected, constructed, reconstructed, moved, or altered, except for one or more of the following uses.
   (B)   Specifically.
      (1)   Retail stores;
      (2)   Businesses which provide personal services, including gas stations;
      (3)   Businesses and structures which sell or store wholesale merchandise;
      (4)   Restaurants;
      (5)   Offices;
      (6)   Public and/or governmental buildings and facilities;
      (7)   Hotels, motels, and other places which provide lodging;
      (8)   Utility service facilities;
      (9)   Auto sales and car washes;
      (10)   Churches; and
      (11)   Accessory buildings and uses customarily incidental to the listed permitted uses.

§ 153.147 CONDITIONAL USES.
   (A)   Generally. The following conditional uses may be permitted subject to approval procedures outlined in §§ 153.240 through 153.243.
   (B)   Specifically.
      (1)   Grain elevators;
      (2)   Grain storage facilities;
      (3)   Light manufacturing or fabrication establishments which are not noxious or offensive by reason of vibration, noise, dust, fumes, gas, odor, or smoke;
      (4)   Commercial storage units; and
      (5)   Uses similar to the uses listed above, as long as the use complies with the general intent of the CBD District.

§ 153.148 INTENSITY OF USE REGULATIONS.
   (A)   There is no minimum lot area.
   (B)   There is no minimum lot width.
