(a) Site plans shall include the following information, where appropriate, at a convenient scale:
(1) The location of all existing watercourses, wooded areas, easements, rights of way, streets, roads, highways, freeways, railroads, canals, rivers, buildings, structures or any other feature directly on the property or beyond the property if such feature has an effect upon the use of such property;
(2) The location, use and ground area of each existing and proposed building, structure or any other land use;
(3) The location and widths of proposed streets servicing the site;
(4) The location and capacity of existing and proposed off-street parking areas and loading and unloading facilities;
(5) Existing and proposed storm and sanitary drainage facilities;
(6) The location and treatment of existing and proposed entrances and exits to public rights of way, including the possible utilization of traffic signals, channelization, acceleration and deceleration lanes, additional width and other devices necessary to traffic safety and/or convenience;
(7) The location and identification of existing and proposed open spaces, parks or other recreation areas affected by the site plan;
(8) Proposals for soil erosion and sedimentation control, if appropriate;
(9) The location and design of landscaping, buffer areas and screening devices;
(10) The location of sidewalks, walkways and other areas proposed to be devoted to pedestrian use;
(11) General nature and location of public and private utilities, including maintenance and solid waste disposal facilities;
(12) Specific location and design of signs and lighting fixtures.
(b) Preliminary plans for the proposed buildings or structures, indicating typical floor plans, elevations, height and general design or architectural styling.
(c) Any other information required by the Planning Commission which is reasonably necessary to ascertain compliance with the provisions of this article.
