(a) Net Land Lot Area: No townhouse development is to have an area of less than two acres. There shall be at least 4,000 square feet of net land area per townhouse, and no more than ten townhouses per acre. Each townhouse lot shall have a minimum of 2,000 square feet. The difference in lot size and net land area per townhouse shall be allocated to open space common area. Each townhouse shall be separated from an adjacent townhouse by a fire wall.
(b) Tract Frontage: Each interior parcel or tract used for a group of townhouses shall have a width of at least 100 feet and each corner parcel or tract shall have a width of at least 120 feet.
(c) Townhouse Lot Width: The minimum width of a townhouse lot shall be 20 feet. Each lot on the end of a row of townhouses shall have an additional width necessary for the required side yard.
(d) Length of Townhouse Row: There shall be no more than ten nor less than three townhouses in a row. (Ord. 2015-7. Passed 11-3-15.)
