1115.04 STREET TREES, TREE LAWNS, CUL-DE-SAC ISLANDS AND BOULEVARDS.
   Street trees, tree lawns, landscaping of cul-de-sac islands, boulevards and other areas shall be designed and installed in conformance with the provisions of this Chapter, and as approved by the City.
   (a)   Tree Lawns. The applicant shall construct, grade, and seed tree lawns in all areas of the right-of-way which are not otherwise paved or improved.

   (b)   Street Trees. The applicant shall be responsible for paying $10 per linear foot of frontage at the right-of-way and shall include side yard frontage on corner lots. Refer to Section 1109.09 (g) Fees for Street Trees.

   (c)   Cul-de-sac Islands and Boulevards. The applicant shall landscape any unpaved areas within a cul-de-sac or in a boulevard.
   (d)   All street trees and landscaping installed within the public right-of-way and within other easements dedicated to public use shall be designed for low maintenance and to withstand the rigors of exposed conditions. Provisions shall be established to the satisfaction of the Planning Commission for the perpetual maintenance of the trees and landscaping.
