APPLICATION FOR MAJOR SUBDIVISION FINAL PLAT.
An application for a final plat for major subdivision shall include the following:
(a) Application Form. A form, as provided by the Planning and Zoning Director, completed and signed by the applicant. The form shall be submitted with evidence of ownership and, if the applicant is other than the owner, authorization to represent the property owner.
(b) Final Plat for Major Subdivision. A major subdivision final plat prepared by a registered surveyor as required by the Engineering Construction Standards and shall include the following information:
(1) Control points to which all dimensions, angles and bearings are to be referred and the nearest established road line, section line or other established point.
(2) Restrictions, lines and boundaries, center lines and right-of-way lines of roads, easements and other rights of way; natural and artificial watercourses, streams, shore lines; corporation lines; topography and property lines of all lots and parcels with distances, radii, arcs, chords and tangents of all curves to the nearest one-hundredth of a foot, bearings or deflection angles to the nearest second. the locations, dimensions, and categories of federally-designated Category II and III wetlands, and the wetland and riparian setbacks required by the Zoning Code as determined by qualified delineators.
(3) As required by the Planning Commission, written approvals from agencies of the state or federal government having jurisdiction over the subdivision or its subsequent development, such as the US Army Corps of Engineers, Ohio Environmental Protection Agency, Ohio Department of Transportation.
(4) Conformance with all conditions of the preliminary plat approval
(e) Legal Documents: easements, protective covenants, if proposed; evidence of clear title to proposed public rights-of-way and easements.
