1363.08 RESTRICTIONS ON LEASING FOR RESIDENTIAL OCCUPANCY; FIRE AND CASUALTY INSURANCE REQUIRED.
   (a)   No owner, operator or agent shall rent, lease or offer for rental or lease for residential occupancy any dwelling units, dwelling structures or any part thereof which does not comply with the standards for residential occupancy contained in this chapter.
   (b)   No owner, operator or agent shall rent, lease or offer for rental or lease for residential occupancy any structure or any part thereof until and unless said structure is insured against fire and casualty in an amount not less than the County Auditor’s opinion as to fair market value, as shown on the most recent tax duplicate, by a company licensed to issue such policies in the State of Ohio. Upon request of the Division of Planning and Community Development, the owner or operator of residential rental premises shall provide proof of said insurance. Failure to maintain such a policy of insurance shall result in the immediate suspension of the Occupancy Certificate(s) for such premises. (Ord. 2021-15. Passed 2-1-21.)
