§ 151.406 LOTS.
   The following regulations shall govern the design and layout of lots. The requirements of this section, including the dimensional requirements listed in Table 2, shall apply to lots created via both minor subdivision and major subdivision approval. The following shall apply:
   (A)   The lot arrangement and design shall be such that all lots will provide satisfactory building sites, properly related to the topography and character of surrounding development.
   (B)   All lots shall conform to or exceed the zoning requirements for the district in which they are located and the use for which they are intended.
   (C)   Each lot shall front on a public street.
   (D)   All side lot lines shall be at a right angle to street lines and radial to curved street lines, except where the Planning Commission determines that a deviation from this rule would provide a better layout.
   (E)   Lots with double frontage shall be avoided except where the Planning Commission decides that the separation of residential development from arterial and collector streets is essential.
   (F)   Driveway access to buildings on the lot shall be via a dedicated public street or a private street meeting the public street standards.
   (G)   The maximum average depth of any lot shall not be greater than 2.5 times its average width.
   (H)   All newly created parcels shall maintain their minimum frontage to the front yard setback line of the parcel.
