§ 65.10. USE OF A NONCONFORMING LOT OF RECORD.
   (A)   When a zoning lot has an area or frontage which does not conform with the requirements of the district in which it is located but such lot was a lot of record at the time of the adoption or subsequent amendment of this appendix, then such lot or tract may be used for any use permitted in the district in which it is located, provided that in the case of dwellings, only one one-family dwelling shall be permitted on any such lot, and the Board of Adjustment shall permit such yard and lot coverage variances as will permit the lot to be so used.
   (B)   Where a zoning lot has been created for nonresidential purposes under the bulk and area regulations of this appendix, and such lot does not comply with the residential bulk and area requirements of the district in which it is located, such lot shall not be used for residential purposes.
