(A) In order to classify, regulate, and restrict the location of trades and industries, and the location of buildings designed for specific uses; to regulate and limit the height and bulk of buildings hereafter erected or altered; to regulate and limit the intensity of the uses of lot areas and to regulate and determine the area of yards, courts, and other open spaces within and surrounding such buildings, the city is hereby divided into the following classes of districts:
(1) A districts (agricultural districts);
(2) R districts (residential districts), comprised of:
(a) RG10 district: general residential low density district;
(b) RG8 district: general residential medium density district;
(c) RG6 district: general residential high density district;
(d) RM10 district: mobile home park residential low density district;
(e) RM8 district: mobile home park residential medium density district; and
(f) RM6 district: mobile home park residential high density district.
(3) P district (parking district);
(4) O district (office district);
(5) C districts (commercial districts), comprised of:
(a) CN district: neighborhood commercial district;
(b) CI district: intensive commercial district;
(c) CS district: commercial service district; and
(d) CG district: general commercial district.
(6) M districts (industrial districts), comprised of:
(a) ML district: light industrial district; and
(b) MH district: heavy industrial district.
(7) F districts (flood districts), comprised of:
(a) FW district: floodway district; and
(b) FF district: flood fringe district.
(8) PD districts (planned development districts).

(B) The use, height, and area regulations are uniform in each class of district, subject to the following provisions.
(1) Regulations of the F districts are superimposed on portions of the A, R, P, O, C, and M districts.
(2) Regulations of the PD districts are uniform within each such district, but may vary from one PD district to another.
