§ 152.086 REQUIREMENTS GENERALLY.
   The following improvements and installations, constructed in accordance with the requirements and standards of this chapter, shall be included:
   (A)   Street and alley grading and surfacing and stabilization of banks to prevent wind and water erosion;
   (B)   Curbs and gutters;
   (C)   Storm sewers, culverts, drainage facilities and bridges, retaining walls or other improvement where necessary in the judgment of the Plan Commission;
   (D)   Sanitary sewers, unless, in the judgment of the Plan Commission, the provision of sanitary sewers is impractical, in which case individual lots shall comply with the size requirement specified in § 152.068 and shall be provided with septic tanks and disposal fields meeting requirements of the County Health Department and the State Board of Health prior to or at the time of construction of any building on such lots; provided further, that a complete sanitary sewage collection system shall be installed and capped, with capped leads to each lot in accordance with the town standards;
   (E)   Water mains, unless, in the judgment of the Plan Commission, connection to a public water supply is impractical, in which case individual lots shall comply with the size requirements specified in § 152.068, and each lot shall be provided with an individual water supply in accordance with the requirements of the County Health Department and the State Board of Health;
   (F)   Crosswalks, as required in § 152.065;
   (G)   Sidewalks, except if deemed unwarranted by the Plan Commission;
   (H)   Street signs and landscaping;
   (I)   Street lighting, as required by the Plan Commission;
   (J)   Monuments.
