(A) Dimensions and areas. The size, shape and orientation of lots shall be such as the Plan Commission deems appropriate for the type of development and use contemplated, including provisions for off-street parking and loading facilities; provided, however, that lot dimensions and areas shall not be less than required by the town Zoning Ordinance, nor shall they be less than required for proper functioning of the septic tank or other individual sanitary sewer system, where such is to be used. Lots which are not served by a public sanitary sewer system shall be at least 10,000 square feet in area. Lots which are served by neither public water nor public sanitary sewers shall be at least 20,000 square feet in area. Excessive depth in relation to width shall be avoided. In residential areas, the depth-to-width ratio of lots shall normally be no greater than 3.5 to 1.0. Corner lots shall be sufficiently wider and larger to permit the additional width of side yard that may be required by this chapter.

(B) Business lots. Lot lines for individual business uses need not be shown on the final plat where there is a comprehensive design of an integrated shopping center providing off-street parking and loading facilities.

(C) Lot frontage. Each lot shall abut on a public street or a private street of record. Residential lots having double frontage (front and rear) and reverse frontage (front-rear axis approximately at right angles to the general pattern in the area) shall be avoided and will be permitted at the discretion of the Plan Commission only where necessary to overcome specific disadvantages of topography and orientation or where a major arterial or railroad right-of-way exists.

(D) Building lines. Building setback lines shall be provided by the subdivider and shall conform to those established by the Zoning Ordinance. The Plan Commission may approve or require greater setback lines when in its opinion sound planning or factors of the area require such action. Residential setback lines shall be located at least 50 feet from the street line of major arterial streets.

(E) Lot lines. Insofar as practical, side lot lines shall be at right angles to straight street lines and radial to curved street lines. Insofar as practical, lot lines shall be straight.

(F) Fill and excavation. No lot shall be elevated by filling in or lowered by removal of soil to any extent that does not conform to the elevation and/or contour of adjacent properties or streets, without prior approval of the Plan Commission.
