§ 152.040 GENERAL REQUIREMENTS.
   (A)   All applications for a building permit must be accompanied by a plat in duplicate, drawn to scale, showing accurate dimensions and elevations of the lot to be built upon; accurate dimensions and elevation of the building to be erected, its location on the lot, and such other information as may be necessary to determine the requirements of the construction. Nothing in this building code shall be interpreted as nullifying or invalidating the zoning ordinances and regulations of the town.
   (B)   All structures within the limits of the municipality shall have a minimum of one inch wood material covering the exterior walls of the building and such material shall be nailed securely to the studs, plates, and sills if material extends to such. In lieu of 1/2-inch of wood on the walls, a Class A siding may be used. All roofs shall be covered with Class A (flame spread rating of 25 or less) fire resistant material.
   (C)   No main dwelling or living unit shall be erected which shall contain less than one thousand square feet (1,000 square feet). The maximum allowable square footage for multi-family buildings shall be four thousand square feet (4,000 square feet) per floor. A minimum of 20 feet of separation shall be required between each allowable building located on the same building site.
   (D)   Where and when any structure is damaged or altered to the extent of 50% or more of its value, all repairs or alterations shall be made so as to bring the structure into complete conformity with this code.
   (E)   No structure shall be erected which is of such unusual design as to materially depreciate the value of other structures nearby. In the event of an application for a building permit for a structure which, in the opinion of the Building Inspector, does not conform with this chapter, the plans shall be submitted to the Board of Aldermen for a ruling.
