§ 154.113 B-5 GENERAL STORAGE DISTRICT.
   (A)    Standards. All buildings and uses hereafter established or enlarged in the B-5 Business District shall conform to the following standards.
      (1)   No part of any building shall be used for residential purposes.
      (2)   All business establishments shall be service establishments primarily dealing in the storage of goods and materials and dealing directly with consumers. Wholesaling shall not be permitted.
      (3)   Exterior lighting shall be shielded wherever necessary to avoid casting light directly upon any property located in a residential district, a public street or park.
      (4)   The storage grounds shall at all times be kept in clean condition, free of weeds, litter and debris. All grounds shall be kept in a dust-free condition.
      (5)   All items stored outdoors shall be in good and operable condition. Storage of times for the purposes of salvage or the sale of parts shall not be allowed. Items which may become nonoperable shall be removed within 30 days from notice by the village.
   (B)   Permitted uses. The following uses shall be permitted in the B-5 Business District:
      (1)   Any use permitted in the B-4 Business District.
      (2)   The outdoor storage of large goods and materials, including but not limited to boats, recreational vehicles, motor vehicles, building materials, large mechanical equipment and construction equipment and materials.
      (3)   Occasional and incidental sales and service of the stored items shall be permitted provided that such sales and service shall be clearly secondary to the storage function.
      (4)   The rental of individual indoor storage compartments (for example, mini-warehouses).
      (5)   Contractors' offices, provided that all storage of material must be within an enclosed building.
   (C)   Special uses. In the B-5 Business District any of the special uses enumerated in § 154.280 may be allowed.
   (D)   Lot size requirements.
      (1)   The minimum lot area shall be 80,000 square feet.
      (2)   The minimum lot width shall be 160 feet.
   (E)   Building and bulk regulations.
      (1)   Maximum building height shall be 30 feet.
      (2)   Maximum lot coverage shall be 35%.
      (3)   All buildings shall be set back from the lot lines as follows:
         (a)   A front yard of not less than 50 feet.
         (b)   Side yards of not less than 20 feet each.
         (c)   A rear yard of not less than 20 feet.
         (d)   Any yard abutting a residential district shall not be less than 50 feet.
         (e)   Any yard abutting a street shall not be less than 50 feet.
      (4)   All outdoor storage areas and buildings containing individual indoor storage compartments shall be completely enclosed by a fence not less than eight feet in height and a buffer strip as follows:
         (a)   If the fence fronts a street, park, business district, such fence shall be opaque.
         (b)   If the fence fronts a street, park or residential district, the opaque fence shall be set back not less than ten feet from the lot line and a buffer strip shall be provided and maintained between the fence and lot line. Such buffer shall consist of not less than three canopy trees of at least 2-½ inch caliper and three evergreen trees at least five feet in height for each 100 linear feet of buffer strip, of such other vegetation as the Planning and Zoning Board may find provides an equivalent buffer. The buffer strip shall at all times be maintained in a clean and litter-free condition.
      (5)   No overnight storage of any kind shall be permitted except within the enclosed, fenced outdoor storage area.
