§ 154.112 B-4 INDOOR STORAGE BUSINESS DISTRICT.
   (A)   Standards. All buildings and uses hereafter established or enlarged in the B-4 Business District shall conform to the following standards:
      (1)   No part of any building shall be used for residential purposes.
      (2)   All business establishments shall be service establishments primarily dealing in the indoor bulk storage of goods and materials. They shall deal directly with consumers and be located on one floor. Wholesaling or the rental of the individual storage compartments (for example, mini-warehouses) shall not be permitted.
      (3)   All business and storage activities shall be conducted within completely enclosed buildings.
      (4)   Exterior lighting shall be shielded wherever necessary to avoid casting light directly upon any property located in a residential district, a public street or park.
   (B)   Permitted uses. No building or use shall hereafter be established or enlarged within the B-4 Business District except for the following purposes: The principal uses shall be limited to the indoor bulk storage of large goods and materials, including but not limited to boats, recreational vehicles, motor vehicles, building materials and large mechanical equipment. Incidental sales and service of the stored materials shall also be permitted but shall be clearly secondary to the storage function.
   (C)    Special uses. In the B-4 Business District any of the special uses enumerated in § 154.280 may be allowed.
   (D)   Lot size requirements.
      (1)   The minimum lot area shall be 40,000 square feet.
      (2)   The minimum lot width shall be 100 feet.
   (E)   Building bulk regulations.
      (1)   Maximum building height shall be 30 feet,; provided, however, that any building may exceed 30 feet in height if the building is set back from each lot line an additional three feet for each additional foot in height, no to exceed a total of 40 feet in height.
      (2)   Maximum lot coverage shall be 30%.
      (3)   Yard requirements shall be as follows:
         (a)   A front yard of not less than 50 feet.
         (b)   Side yards of not less than 20 feet each.
         (c)   A rear yard of not less than 20 feet.
         (d)   Any yard abutting a residential district shall not be less than 50 feet.
         (e)   Any yard abutting a street shall not be less than 50 feet.
      (4)   A landscape buffer shall be provided within any yard that fronts a street, park or residential district. Such a buffer shall consist of not less than three canopy trees of at least 2-½ inch caliper and three evergreen trees at least five feet in height for each 100 linear feet of buffer strip, or such other vegetation as the Planning and Zoning Board may find provides an equivalent buffer. The buffer strip shall at all times be maintained in a clean and litter-free condition.
