§ 154.075 R-5 RURAL SUBDIVISION.
   (A)   Lot size requirements. All requirements for the R-5 Rural Subdivision will remain the same as the regular R-2 Residential District except that the following lot size requirements will control:
      (1)   The minimum lot width shall be 85 feet at the road right-of-way line for lots not fronting on cul-de-sacs.
      (2)   The minimum lot area shall be 17,500 square feet for lots not fronting on cul-de-sacs.
      (3)   Lots fronting on cul-de-sacs shall have a minimum area of 20,000 square feet.
      (4)   Lots shall not have unusual or irregular shapes which are not conducive to building or efficient land use.
      (5)   Side lot lines, as nearly as practicable, shall be at right angles to or radial to right-of-way lines.
      (6)   The lot coverage shall not exceed 40% of the area of the lot.
   (B)   Community sewer and water. Community water must be utilized, and community sewer is recommended, but County Health Department approved septic systems will be an acceptable alternate if approved by the majority of the Village Board of Trustees if it is determined that the cost of community sewer is extensive for the developer of the village.
