Minimum floor area, sizes, and ceiling heights of dwelling units shall not be less than provided in this subchapter, and floor areas shall be calculated to include habitable rooms, bathrooms, water-closet compartments, pantries, foyers, communicating corridors and closets, except the floor area of any portion of a room with a ceiling height of less than five feet shall not be calculated in computing floor areas.
