§ 151.003 SCOPE.
   (A)   Provisions and regulations contained in this chapter shall apply to buildings and structures, or portions thereof, used for residential occupancies or human habitation, and all accessory buildings and structures thereto, located within the corporate limits of the village, and shall include dwellings, multi- family dwellings, apartments, and buildings and structures used as hotels, motels, tourist homes, rooming and boarding houses, rest and nursing homes, dormitories, club houses and any other facility where space is provided for living or sleeping of three or more persons not related to the owner or operator, and such buildings of residential or dwelling occupancy may be referred to herein as the building, structure, or premises.
   (B)   Owner occupied single-family dwellings and buildings of two-family dwellings shall be exempt from provisions of this chapter when a valid and current certificate of occupancy has been issued and is effective on the building or structure and all additions or appurtenances thereto, except; complaint and determination of the maintenance of a hazard or nuisance in violation of provisions of this chapter shall constitute cause to invoke provisions of this chapter on owner occupied single-family dwellings or buildings of two-family dwellings.
