Each final land subdivision plan submitted to the Plan Commission and referred to the Village Council shall meet the following requirements:
A. It shall be drawn on tracing cloth and be accompanied by four prints.
B. It shall be drawn to a scale of one hundred (100) feet or less to the inch.
C. It shall show the date of preparation, scale and a properly-oriented north sign.
D. It shall show the name of the proposed subdivision, the name of the owner and the consent of any trustee or mortgagee.
E. It shall contain all of the certificates, seals and signatures required by law, including a certification by an Illinois registered land surveyor to the effect that the surveyor has surveyed and staked the subdivision and certifies the plan to be a true and correct representation of the same.
F. It shall show the boundaries of the land to be subdivided, its legal description, section and half-section lines, existing watercourses and other features pertinent to proper subdivision, including, as an overlay to the plan, existing buildings or structures, impermeable surfaces and trees with a diameter of ten (10) inches or greater as measured two feet above ground level.
G. It shall show all existing public and private streets and alleys adjacent to or intersecting the proposed subdivision, with names and widths indicated.
H. It shall show an identification system for all lots and blocks.
I. It shall show areas of proposed lots, and dimensions and names of proposed streets or areas for other public uses.
J. It shall show a statement of dedication properly conveying all lands to be dedicated as public streets or for other public uses, and each such tract shall be so designated on the plan. There shall also be a certificate of title certifying the ownership of all such lands to be so dedicated.
K. It shall show all dimensions of lots, boundaries, streets and other features in detail, giving full information on all lines, angles and curves.
L. It shall show and describe all survey monuments, bench marks and stakes at all intersections of lot lines.
M. It shall show, as an overlay to the plan, topography in the form of surface contours at no more than one foot intervals and shall include the same contour information for surrounding property sufficient to establish the existing pattern of surface drainage.
N. It shall show easements with dimensions and a statement in each case as to the purpose for which the easement is granted.
O. It shall show any building or setback lines which are more restrictive than those provided by the Zoning Ordinance of the Village with all necessary dimensions, together with any private restrictions and trusteeships and the period of their existence. Should such restrictions and trusteeships be of such length as to make the lettering of the same on the plan impracticable, they may be contained in a separate instrument if reference is made to such instrument on the plan.
P. It shall show any additional information deemed necessary by the Plan Commission in any individual case to enable it to pass intelligently on the proposed land subdivision.
